이 논문의 목적은 성남일반산업단지의 공간적 현황을 살펴보고, 이에 기초한 노후산업단지 재생계획을 분석하여 한국 노후산업단지 재생사업에 대한 함의를 찾는 데 있다. 성남일반산업단지는 단지 환경 개선, 지원시설 확충, 업종 고도화, 주변지역과의 연계를 통한 미래형 첨단산업단지로의 도약을 목표로 재생 계획을 수립하였다. 특히, 복합용지를 활용한 토지이용의 복합화와 미래산업 육성을 위한 전략이 재생 계획의 핵심이며, 수도권 내 제조업 기반으로 형성된 공간적 특성에 따라 많은 기업들의 끊임없는 입주수요가 발생하고 있다. 이는 1998년 이후부터 민간참여개발 사업 중심의 자생적인 재생이 이루지게 되는 원동력이 되었으며, 성남시의 지역적 특성과 수도권이라는 입지 경쟁력에 기인하여 발생한 공간적 수요의 결과이기도 하다. 이와 같은 맥락에서 볼 때, 국내 노후산업단지 재생은 지역적 특성에 따라 차별적인 계획이 수립될 필요가 있다.

This paper aims to examine the spatial context of the Seongnam General Industrial Complex (hereafter Seongnam G.I.C.) in the light of the revitalization plan for the old industrial complex. The plan was established within the context of the improvement of complex’s physical environment, the expansion of the supportive facility, industrial advancement and the leapfrog of a high-tech industrial complex with the linkage of regions, to name but a few. Especially, the diversification of land use through mixed land use and the strategies for incubating the future industries are at the heart of the plan. Seongnam G.I.C. incurred a more diverse range of industries and companies to move in, due to its spatial characteristic that was formed within the Seoul metropolitan area. And it has become the driving force of a spontaneous regeneration process that is centered on the participation by the private sector since 1998 in the I.C.. This resulted from the spatial demand that was caused by Seongnam’s location attraction within the Seoul metropolitan area. Within this context, the revitalization plan of the old industrial complex in Korea is needed to establish along with regional uniqueness and characteristics.
