과거 우리나라의 물리적 개선을 위한 재건축, 재개발을 통하여 도시쇠퇴를 해결하고자 하였으나 근본적인 해결책은 되지 않았고, 이런 문제는 지속적인 도시공동화(도심공동화) 현상으로 이루어졌고 이에 도시 성장을 위한 방법으로 도시재생의 필요성이 부각되었다. 이에 본 연구에서는 선행 연구에서의 제시한 여러 평가항목에 대해서 정량적인 지표 값을 가지고 평가항목간의 어떠한 영향력이 있는지를 분석하고자 한다. 그리고 도시재생 21개 지역을 선정하고 대상지현황, 건축물현황, 인구현황 등 크게 3가지로 구분하였고 하위항목으로 10가지 항목으로 각 항목에 대한 상관관계 분석 및 회귀분석을 통해 각 항목간의 관계성과 어떠한 영향력이 있는지를 분석하였다. 이에 본 연구에서는 선행 연구에서의 제시한 여러 평가항목에 대해서 정량적인 지표 값을 가지고 평가항목간의 어떠한 영향력이 있는지를 분석하고자 한다. 그리고 도시재생 21개 지역을 선정하고 대상지현황, 건축물현황, 인구현황 등 크게 3가지로 구분하였고 하위항목으로 10가지 항목으로 각 항목에 대한 상관관계 분석 및 회귀분석을 통해 각 항목간의 관계성과 어떠한 영향력이 있는지를 분석하였다. 그 결과, 상관관계 분석에서는 접도율과 도로율, 신축주택비율과 주택보급률, 기초생활대상자비율과 녹지율, 1인가구비율과 접도율이 정적상관관계가 있는 것으로 분석되었고. 회귀분석에 대한 분석으로는 종속변수 주택보급률에 대해 노후주택비율, 신축주택비율에 대해서만 영향력이 있으며, 종속변수 신축주택비율에 대해 주택보급률, 노령화 지수에 대해서만 영향력이 있는 것으로 분석되었다. 마지막으로 종속변수 1인 가구비율에 대해 노후주택비율에 대해서만 영향력이 있는 것으로 분석되었다. 이는 우리나라 대부분은 도시재생 사업에서의 물리적 측면 부분이 많이 차지하고 있어 향후 연구에서는 사회, 경제적 측면의 평가항목에 대한 추가 조사가 선행되어 각 평가항목에 대한 관계성 및 어떠한 영향력이 있는지를 추가 연구가 진행되어야 한다고 판단된다.

In the past, we tried to resolve the decline of the city through reconstruction and redevelopment for the physical improvement of our country, but it was not a fundamental solution, and this problem became a constant inner city decline, Therefore, the necessity of urban regeneration has been emphasized as a method for urban growth. In this study, we try to analyze the influence of the evaluation items on the quantitative index values of various evaluation items presented in the previous research. In addition, we selected 21 cities in urban regeneration and classified them into three categories such as site status, building status and population status. We analyzed 10 items as sub items and analyzed correlation and regression for each item. As a result, in the correlation analysis, It is analyzed that there is a static correlation between the Approach rate and the rate of road,the Public charge ratio and the ratio of green zone, the ratio of single household and the Approach rate. In the regression analysis, In the regression analysis,The dependent variable, the Diffusion Ratio of House is analyzed as having an influence on the ratio of dilapidated dwelling and new housing. The dependent variable,ratio of new housing is analyzed as having an influence on the Aging index and the Diffusion Ratio of House. the dependent variable,the ratio of single household is analyzed as having an influence on the ratio of dilapidated dwelling. In Korea, most of the urban regeneration projects occupy a large portion of the physical aspect, so further research is required to further investigate the social and economic aspects of the future research.
