본 논문은 내부 도시, 중심 도시, 도시 재구조화, 지대격차, 개발업자, 퇴거, 여피족, 도시 재활성화, 도시재생, 글로벌 도시, 젠트리파이어, 이중도시, 포스트모더니티, 포스트모더니즘, 소비자 주권, 도시 르네상스, 주택 시장에 초점을 맞추어 젠트리피케이션에 대해 이론적으로 고찰하였다. 젠트리피케이션의 원인과 효과는 스케일 측면에서도 복합적으로 나타난다. 젠트리피케이션 과정은 근린지구 스케일에서 나타나지만 동시에 글로벌 재구조화를 반영하기도 한다. 젠트리피케이션을 단순히 젠트리파이어의 취향 만을 원인으로 설명하고 건축업자, 개발업자, 소유주, 모기지 대출 기관, 정부 기관, 부동산 중개업자의 역할을 무시하는 것은 협소한 설명이 될 수 있다. 젠트리피케이션에 대한 보다 설득력 있는 이론이 되기 위해서는 소비자뿐만 아니라 생산자의 역할도 고려해야 한다. 젠트리피케이션 이론은 왜 일부 근린지구는 재개발 수익성이 있는 반면 다른 근린지구는 그렇지 않는가를 설명할 수 있어야 한다. 수익성의 조건은 무엇인가? 젠트리피케이션은 로컬 스케일에서의 역학 외에도 거시적인 경제적, 정치적 변화와 밀접하게 연결되어 있으며, 과거 교외화로 대표되었던 도시 성장 패턴의 지리적 역전 현상이다.

This paper theoretically explores gentrification focusing on inner city, central city, urban restructuring, rent gap, developer, displacement, yuppies, urban revitalization, urban renewal, global city, gentrifier, dual city, postmodernity, postmodernism, consumer sovereignty, urban renaissance, and housing market. The causes and effects of gentrification are also complex in terms of scale. While the process is clearly evident at the neighborhood scale it also represents an integral dimension of global restructuring. To explain gentrification according to the gentrifier’s preferences alone, while ignoring the role of builders, developers, landlords, mortgage lenders, government agencies, real estate agents is excessively narrow. A broader theory of gentrification must take the role of producers as well as the consumers into account. A theory of gentrification must explain why some neighborhoods are profitable to redevelop while others are not. What are the conditions of profitability? In addition to local dynamics, gentrification represents a significant historical geographical reversal of assumed patterns of urban growth intimately connected to a wider frame of political-economic change.
