1. CONTENTS (1) RESEARCH OBJECTIVES The study of real estate is a discipline to analyze the phenomenon of real estate phenomenon and to pursue the reasonable activities of real estate. Otherwise, the approaches of the real estate are a little different according to scholars. Generally, they includes engineering, economical and legal perspective. Among them, this study try to examine the theoretical approaches based on the engineering perspective. (2) RESEARCH METHOD To achieve the research objective, this study performed the literature review. The literature included books. papers and government publications. (3) RESEARCH RESULTS With the tangible aspects, the engineering approaches are described as a basic field which explains the physical aspect focused on land and building. They also include the technical aspect of land, the physical aspect of building and the improvement and maintenance of real estate. 2. RESULTS The engineering approaches can be variously discussed. In the land, physical information including land location direction, space, soil are important. In the building, their components are important. In the improvement and maintenance of real estate, reconstruction, renovation and remodelling are important. The findings emphasize the significance of the engineering approaches of real estate.
