1. CONTENTS
(1) RESEARCH OBJECTIVES
This study analyzes qualitative development density and quantitative development density in terms of an object and an indicator in order to examine development density which is researched as for general multi-house complex.
(2) RESEARCH METHOD
The 228 searched data for Mixed use-housing are obtained throughout 1995 to 2008 in Seoul. This study utilizes CHAID(Chi-square Automatic Interaction Detection) Analysis to divide into several groups and utilizes t-test to verify differences between those groups, It also applies Z-Score to GIS and Portfolio analysis to identify geographical characteristics, housing scale, and complex scale.
(3) RESEARCH FINDINGS
Seoul is categorized by two groups, which are CBD·South East and North East·North West·Sooth West, and proved to be different in average housing price.
2. RESULTS
The results show that: first, the criteria of using development density should be changed based on the fact that qualitative density(households density) is appeared to be significant and quantitative density(floor area ratio, building coverage ratio) is nor appeared to be. Second, housing price should be considered respectively in various groups. Third, policy on Mixed-Use house should be applied by divisions because high land price and commercial area are concentrated on CBD and South East division.
