The purpose of this study is to conduct an analysis of the U.S. property management market and draw implications for revitalizing Korean property management market.

This study shows that the US property management market has been continuously evolving from service providers to solution providers to strategic advisors. Following the sub-prime mortgage crisis, property management business is widely recognized as the most important business division of US property management companies for sustainable growth.
2. RESULTS
This study derives five implications for Korean property management companies as follows.
First, Korean property management companies need to develop advisory capabilities to provide clients with quality advise.
Second, in order to expand property management market, indirect real estate investment markets need to be revitalized.
Third, small to medium-sized property management companies are required to raise equity as big property management companies get bigger in terms of market share.
Fourth, property management companies need to redirect their business focus from sale and leasing service to property management one.
Fifth, while property management companies are required to consider globalization and M&A strategies, professional training program and designation system also need to be designed for the property management system to be firmly settled.
