실무와 학계의 부동산금융 전문가들을 대상으로 설문조사를 AHP분석기법을 사용하여 부동산펀드 운용 성과 영향요인의 상대적 중요도를 분석하였다. 분석결과, 대분류에서는 ‘대상물건요인’, ‘경기요인’이 ‘펀드매니저 요인’과 ‘자산운용사 요인’에 비해 상대적으로 중요하였다. 전문가들은 북미와 아시아의 경제상황을 중시하고 있으며, 국내 경기에서 수도권이 차지하는 비중을 높게 보고 있다. 또한 ‘투자대상 물건소재지 시·군의 경기 상황’과 ‘사무용 건물’ 및 ‘주거숙박용 건물’을 선호하고 있다. ‘자산운용사 요인’ 중 ‘최근 5년간의 실적’을 중요시하며 ‘펀드매니저 요인’ 관련은 우수한 교육, 전문자격증 보유, 타 경력보유, 높은 운용보수, 복수의 펀드매니저 및 5년 이상의 경력 보유 항목의 중요도가 높게 나타났다. 또한 과거실적이 우수한 펀드매니저가 향후에도 좋은 성과를 낼 것으로 보고 있다. 복합가중치 분석 결과를 중요도 순으로 살펴보면 ‘사무용 건물(오피스 외)’, ‘주거숙박용 건물(오피스텔, 호텔 외)’,‘투자대상 물건소재지 시·군 경기상황‘, ’서울 및 수도권 경제 상황‘ 순으로 나타나고 있으며, 공동 네 번째 항목은 자산운용사의 최근 5년간의 실적이 유사펀드 수익률의 평균 이상으로 나타났다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to identify the relative importance among factors affecting real estate fund(REF) yields. (2) RESEARCH METHOD This study employed Analytic Hierarchy Process(AHP). The data for AHP analysis was gathered through questionnaire survey from thirty practitioners and academics specialized in the field of real estate financing. (3) RESEARCH FINDINGS The empirical results of this research found that ‘real estate factor’ and ‘economic factor’ is more Important than ‘fund manager factor’ and ‘fund management factor’. According to survey most important factor is ‘office building’, whereas ‘hotel & residential property’ is second. 2. RESULTS The results of the study imply that REF firms and managers should consider the relative importance among factors affecting the rate of return to achieve higher REF yields. Searching for better properties with good cash flows and returns should be the first priority for successful management of REF.
