본 연구의 목적은 50∼60대 도시은퇴자들이 자신들의 노후를 준비하기 위한 행태를 분석하여, ‘은퇴 후 에 어떤 변화를 보이고 있는지를 조사하여 은퇴 이후의 주거행동패턴을 분석하는 것이다. 본 연구에서는 ‘서울, 수도권에 거주하는 50∼60대 연령층 중에서 기 은퇴자들을 대상으로 주거만족도를 조사 규명하고 은퇴자들의 은퇴 후 주거만족도를 시도한 점에서 기존연구와 본 연구의 차별성이 있다. 연구결과, 은퇴 후 소득이 있을수록, 여가활동을 많이 할수록 주거만족도가 증가(확대)되는 것으로 밝혀졌다. 즉, 은퇴 후에 계속적인 소득이 발생하고 여가활동에 적극적으로 참여하는 활발한 은퇴자일수록 그렇지 않은 은퇴자에 비해 주거만족도가 높은 것으로 판단된다. 이 연구결과가 시사하는 점은 은퇴 후 수입이 계속발생하고(은퇴 후 소득), 사회참여를 많이 할수록(여가생활) 주거만족도가 높다는 것은 과거 세대와 달리 은퇴 후에도 활동적인 노년기를 갈구하는 새로운 은퇴계층의 출현을 시사하는 것으로 판단된다.

CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze the behavior of urban retirees in their 50s to 60s to prepare their old age, investigate what change occurs in their post-retirement residential size and analyze their post-retirement housing behavior patterns. (2) RESEARCH METHOD This study employed the Structural Equation Modeling(SEM) to achieve the major objectives of this study. (3) RESEARCH FINDINGS The retirees continuing to have the income after retirement(income after retirement) and having much social participation(leisure activity) have the high level of housing satisfaction. This suggests the emergence of the new retired strata longing for activity senescence after retirement unlike the past generation. 2. RESULTS This study attempted to survey and identify the housing satisfaction with a focus on the retirees in their 50s to 60s living in Seoul and the metropolitan area. And it attempted to analyze their post-retirement housing satisfaction. Results of this study showed that their housing satisfaction increased as they had much income and many leisure activities after retirement. That is, it is judged that the retirees continuing to have the income and actively involved in leisure activity after retirement have the high level of housing satisfaction compared to the counterparts.
