분산성, 보안성 그리고 개방성을 특징으로 하는 블록체인 기술이 소개된 이후 가상화폐를 비롯한 여러 사회적·경제적 분야에서의 응용이 시도되고 있다. 블록체인 부동산 등기는 기존의 부동산 등기·등록 시스템에 내재하는 여러가지 한계를 극복하는 데 결정적인 기여를 할 수 있을 것으로 평가된다. 부동산 등기 시스템이 완비된 선진국에서는 거래비용을 획기적으로 줄이고 국제적 거래를 향상시킬수 있으며, 부동산 등기 체계가 완비되지 못한 개발도상국은 블록체인 부동산 등기를 통해 “자산명시화 체계”를 구축함으로써 경제적 도약의 발판을 마련할 수 있다. 다만 블록체인에 내재한 익명성, 투기성과 기술적 해킹 가능성은 앞으로 해결해야 할 숙제로 보인다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to investigate the possibility and the ripple effect of the blockchain real estate registry. (2) RESEARCH METHOD This study was focused on survey of literatures regarding technical, legal and social issues of the blockchain real estate registry. (3) RESEARCH FINDINGS In the results of this survey, it has turned out that the blockchain registry of real estate can lead to the "property representation system" of de Soto(2000) on the basis of the security, efficiency and openness of the decentralized blockchain technology. 2. RESULTS This study shows that the blockchain registry of real estate can work as a "smart property", but it has overcome some problems like hacking, anonymity and speculation.
