본 연구에서는 에너지 성능의 시장가치화에 대한 논의로서, 에너지 성능을 가치에 반영할 필요가 있는가, 반영을 해야 한다면 어떤 요인을 반영해야 하는가, 어떻게 반영해야 하는가에 대한 고찰을 진행하였다. 지속가능한 성장을 위해 에너지 성능의 가치반영은 분명 필요하다. 그러나 에너지, 성능, 가치에 대한 정의조차 되어있지 않다. 따라서 현행 관련 제도와 선행연구를 통해 용어의 정의를 진행하였다. 에너지 성능은 에너지 사용량 저감과 에너지 사용비용 감소로 정의할 수 있다. 그러나 가치가 갖는 주관적 특성에 의해 이들의 절대적 수치를 직접적으로 가치로 반영하는 것은 불가능하다. 건축물의 에너지 성능의 가치를 시장화하기 위해서 단기적으로 에너지효율등급과 같은 이미 정량화되어있는 정보를 활용할 수 있다. 그러나 이러한 정보를 활용한 가치승수 도입에는 사회적 함의가 필요하다. 장기적으로는 감정평가 실무기준 해설서의 보완이 필요하고, 애플리케이션을 통해 기술 변화에 따른 설비의 실시간 정보를 제공하는 것이 필요하다. 또한 전문 감정평가사 인증제도 도입 등을 고려해야 한다.

In this study, as a discussion on the market value of energy performance, we conducted a review of whether or not energy performance needs to be reflected in value, what factors should be reflected, and how. The value reflection of energy performance is certainly necessary for sustainable growth. However, there is no definition of energy, performance or value. Therefore, the definitions of the terms were carried out through the current relevant system and prior study. Energy performance can be defined as energy use reduction and energy use cost reduction. However, it is impossible to directly reflect their absolute numbers into values by the subjective characteristics of values. In order to market the value of energy performance of buildings, already quantified information such as the energy efficiency grade can be used in the short term. However, introducing a value multiplier using this information requires social implications. In the long run, it is necessary to supplement the Implementation Guidance for Appraisal and provide real-time information of the facility as technology changes through the application. It should also consider introducing a professional emotional evaluator certification system.
