이 연구는 주택시장에서 심리적 요인의 중요성에 대한 인식에도 불구하고 양자 간의 관계설명에 취약했던 논리적 한계들을 보완해 나가기 위한 것으로 부동산시장 분석모형에 있어 소비심리지수의 활용성과 유용성을 살펴보는데 목적이 있다. 이를 위해 먼저 추이 비교, 그랜져인과검정(Granger Causality test)과 교차상관분석(Cross Correlation analysis) 등을 통해 주택시장 지표와 심리지수간 상호 관계를 살펴보았다. 다음으로 주택시장 소비심리지수가 포함되는 않은 기본모형과 주택시장 소비심리지수의 시차변수가 포함된 비교모형을 추정하고, 두모형의 설명력을 비교함으로써 소비심리지수를 통한 가격변화 예측의 유용성을 분석하였다. 분석결과 주택시장 소비심리지수는 매매가격지수나 전세가격지수에 대한 속보성을 가지며,1~2개월 선행하는 것으로 나타나 부동산시장 진단 및 분석에 유용한 지표로 활용될 수 있음이 확인되었다. 또한 매매가격과 전세가격 예측모형에 주택시장 소비심리지수를 반영할 경우모형의 설명력이 크게 개선되며 추정된 계수값 역시 통계적으로 유의한 것으로 나타나 소비심리지수가 부동산시장 분석모형의 예측력 제고에도 기여함을 알 수 있었다.

The subject of the study is “Are the KRIHS housing market survey indices helpful for forecasting the housing market indices?” Chapter 1 explains the background and the purposes of the study. In chapter 2, past researches are reviewed. In Chapter 3, the forecasting equations that we will use in our empirical work are specified and we analyze the predictive power of the KRIHS housing market survey indices. Finally, chapter 5 is the conclusion which includes the implications of the study. Main findings are as follows. The KRIHS housing market survey indices are useful indicator to forecast the housing sale price and Jeonsei price. The KRIHS housing market survey indices are leading indicators of housing market.
