관광ㆍ휴양활동이 일반화됨에 따라 그 활동의 중심이 되고 있는 숙박 및 체류기반이 점차 중요해 지고 있고, 이러한 숙박 및 체류기반으로는 콘도ㆍ리조트와 같은 기존의 숙박시설뿐만 아니라, 기업 수련원 등과 같이 좀 더 특수한 영역에서 발전해 오던 숙박시설도 새롭게 부각되고 있다. 본 연구는 이러한 수요와 동향을 토대로, 기업 수련원 등과 같은 제2 숙박영역에 대한 활성화방안을 마련하기 위한 기초연구로서, 대천해수욕장에 위치한 대학 수련원을 대상으로 그 이용적 특성을 밝힌 것에 있다. 대상 수련원 자체에서 파악되고 있는「시설이용ㆍ예약현황」자료(2006.6-2010.8) 등을 토대로, 이용시기, 시설유형, 체류형태별 이용실태를 분석한 결과, 수련원은 기업의 휴양목적지로서 뿐만 아니라 일반적인 관광숙박시설로서의 발전가능성도 충분히 있는 것으로 나타난다. 한편 수련원의 구체적인 이용특성으로는 이용시기에 따른 편차가 크고 그의 주기성이 강한 것으로 나타난다. 또한 시설유형별로는 객실구조 및 층에 따른 이용의 차이가 크고, 체류형태에서는 특히 이틀 이상 머무는 장기 체류객의 경우, 그의 이용은 수련원 전체의 이용 양과 시기와 밀접한 관련을 갖고 있는 것으로 나타난다. 이상을 통해 보면, 이용의 주기와 시기, 객실의 구조와 층, 이용활동과 관련된 입지적 요인 등이 기업 수련시설을 활성화시키는 데 있어서 중요한 변수가 될 것으로 판단된다. 본 연구에서는 이러한 이용적 특성과 수련원의 일반적인 사업여건 등을 토대로, 수련원을 활성화시킬 수 있는 몇 가지 방안을 제시하고 있다.

As tourism and resort activities have been generalized, accommodation and sojourn bases which are core parts of such activities have increasingly become important. Not only existing accommodations, such as condos and resorts, but also facilities, like corporate resorts, which have been developed in special fields, have been understudied. This study, as a basic study conducted to prepare ways to activate the second accommodation fields, is aimed at clarifying the nature of a beach resort located in Daecheon Beach. Analysis of use states of use timing, facility types and sojourn patterns based on the data of facility use and reservation grasped by the resort showed that corporate resorts have a potential to be developed as corporate resorts and tourism facilities. In utilization of resorts, deviation is large according to utilization timing and the periodicity is strong. In facility types, the utilization difference depends on room structure and floor. In sojourn patterns, people who stay two days or longer occupy a significantly large part and such successive staying was connected with the overall use quantity and timing of the resort. This study suggests a few ways to activate resorts based on such utilization nature and general business conditions of resorts.
