The Purpose of this paper is to construct a scale for yield management in family restaurants. 46 yield management items are identified by literature reviews, web sites analysis, and interviews with family restaurant employees. The prestudy found out a Reliability which include 24 yield management items as a result. The present study chooses 5 factors and 15 items by conducting a validity analyses, reliability analysis, and factor analysis. 5 factors include the time factor, the reservation factor, the service factor, the VIP factor, and the waiting factor. This scale including 5 factors could help family restaurant make marketing strategies by segmenting customers. Socio-economic factors, personal characteristic factors, and communication behavior factors maybe useful with identifying customers.
