신도시 지구단위계획의 변화과정 비교 연구

To study on plan element of the region unit plan, this study is tried to investigate from 1st to 2nd newtown. In spite of residential site has a multi functions as an organism with continuity and networking, it is a separated part in urban space with site unit-oriented. But the region unit plan has not play a roles to control urban environment The results of the study about inter-residential site and planning typology are follow. Firstly, Policy direction and plan tools are established to have consistency in the large scale development project or newtown. Secondly, Plan technique must be adopted to continuous development and three -dimensional investigation from plan beginning of project. Thus, It is to be compose that project team as total plan frame. Thirdly, Special plan should be devise to develope typology of region unit plan that control urban environment.

This research looks into the landscape characteristics and value according to Yeoung Ju-Sipkyung types focusing on the landscape characteristics of geographical features of Jeju-island and ecological value and discusses a scheme to maximize those values. It is considered that the landscape of or Yeoung Ju-Sipkyung in Jeju-island is distinguishable and inherent of the depressed crater at a crest in particular in the field of landscape characteristics according to transforming from a ecological tourism, green tourism to family unit tourism, theme tourism which are discussed under the concept of the continuable development of the Rio declaration Nevertheless, because the realistic prospect of Yeoung Ju-Sipkyung is so hard through the landscape corridor on a street on foot or by a car to discriminate types of Yeoung Ju-Sipkyung,, the following research on practical plans and counter proposals of landscape features of Yeoung Ju-Sipkyung is urgent so as to maximize landscape values of Yeoung Ju-Sipkyung and bring into relief of the possibility as a tourist attractions. Especially, it is necessary to consider work-study, tracking industry of natural scenary of Yeoung Ju-Sipkyung and peculiar volcanic topography as a leisure sports event by aviations like a light aircraft, helicopter, fair gliding, hot-air balloon and so on and as a ecological tourism program of Yeoung Ju-Sipkyung, that is, overlooking prospect, mountain tour, jogging. It is requested to prepare for a guideline of preservation and development by inducing a gross weight system of an environment so as to preserve environment. In addition, it is necessary to make a new program of Yeoung Ju-Sipkyung tourism, Yeoung Ju-Sipkyung museum and to develop tourist attractions of Yeoung Ju-Sipkyung The upbringing of an alternative industry and the disposition of a management personnel and a commentator is more and more intensified. It is in dire need of not only preserving existing Yeoung Ju-Sipkyung but also the ecological and prospect restoration of Yeoung Ju-Sipkyung which are soiled by various land uses like steel towers and street establishments.

Recent housing market is in hard time because decrease of supply, increase of vacant housing by real estate regulation policy of government is making fund raising difficult. Therefore, it is necessary to construct project financing system and efficient management in order to revitalize easy fund raising of housing construction company. The purpose of this study is to investigate housing development business, fund-raising method, project financing introduction way and risk factor in order to analyze the role and effect of developer, constructor and financial institution, etc which are closely involved in housing development process. Developer, construction company and financial institution are necessary to develop suitable system with project financing standard related to specialization of housing development banking and maintain to promote project financing of housing development business. Developer, construction company and financial institution have to do following effort in order to revitalize and specialize project financing of housing development business The major research findings were as followings; Firstly, the trustworthy recovery of developer, construction company, financial institution and housing market etc are needed, far from propelling unreasonable project, unplanned development scheme and speculative attitude. Secondly, project financing must put an emphasis on clear understanding and feasibility of project, coming out of developer, construction company, financial institution`s standpoint. Thirdly, project financing is requiring more experts and professionalism for systematic management and comprehension such as knowledge-related banking business, construction and strategic judgment of housing market because its procedure is more complicated than any other banking techniques. Fourthly, construction company as a main subject of project business must introduce competitive factor through business planning, approval and permission, sale in lots, maintenance and products development, etc exuviating from simple contract form between developer and financial institution.

This research is to present a systemic method for improving the current housing policy. Along the growth of national income, there has been a great demand for larger and better and apartments. In doing so, it will be possible to propose a more effective plan for apartment supply and stabilization of the housing prices. It is said that the home ownership rate of the Seoul Metropolitan Area is 90%. However, when the FLC which is more accurate is applied, the real rate turns out to be only 40%. Thus, it becomes clear hat most of mid and large size apartments (30 to 50 pyung) are in great demand. According to the data of the Bureau of Statistics, the number of those who want to buy mid and large size apartments (the group of the 40 to 64 years old) will gradually increase by 2022. The public policy for housing supply, therefore, should be re-formulated based on the pressing demand of the mid and large size apartments. Considering the real market situation today, it is logical to provide more long-term mid and large apartments to the public. I proposed a plan for stabilizing housing prices with 16 suggestions, I sincerely hope that the Seoul Metropolitan and the Central Government seriously consider my suggestions to work out the abnormality of the housing market of today.

Most people tend, generally, to take the handicapped as an abnormal. this however, is misunderstood. Although the handicapped persons, if the element of obstacles is reinforced, they are able to have activities as normal persons. According to the architectural as well as architectural environmental design for the handicapped persons, they can live as normal persons. The increase of establishments to building the handicapped persons only for the purpose of isolating them the society is not sufficient at all. The key way to protect the handicapped persons might be that a good deal of social considerations should be poured into them. Therefore, in the days to come every measure and institutional step should be developed further for the over-all barrier-free design. There has hardly been any countermeasure in the context of about lawful as physical (facilities) for the handicapped persons to enjoy every basic right to take part in ordinary society as a whole. In another word these handicapped have been treated so far as outsiders of our society. Therefore, today, one of the most serious problems which our society confronts is to solve these problems well, and to provide them with the better place for better-living.

The aging population of Korea and the decreasing number of the olds living with their adult child`s family make the design of nursing home for the elderly important. The object of this study is to see how the concepts of the designers were realized and used in the nursing homes, to find the successful point and problems through post occupancy evaluation, and to give design suggestions so that the result can feedback to similar projects in the future. 3 facility cases finished after year 2000 and designed by three architects specialized in geriatric facility were selected. The architects explained the design concept and intention for each space during the interview using structured questionnaire, and researchers visited each facility, interviewed staffs and observed the residents to see how the design concepts were realized and evaluated. By analyzing the result, we proposed several suggestions for the future design of nursing homes for the elderly.

Recently, high-rise apartment buildings having more than 40 floors have been constructed in metropolitan area. Since the floor levels at apartment housing in Korea is becoming high gradually and the usable land of the downtown is now limited, development of high-rise apartment can be viable alternative for the solution of deficient land and environmental impact. This study intends to analyze socio-urban function of high-rise residences and to propose desirable development guidelines based upon the state-of-art housing technology and new urban housing trend. Literature review of high-rise apartment development in down town area indicated that dwelling space is needed in urban area to support central business activities, and as a result of that, mixed-use development of resident and commercial function has come to be constructed for the purpose of the high efficiency of land use and quality of living condition. From the standpoint of compact development, more intensive use of lot and high-rise building eases traffic volume and provides public open and green space along with open prospect. From the point of economy, high-rise construction vitalize local construction industry and saves building costs. Further, it create urban artifact by showing its uniqueness of forms and architectural style. Base upon the analysis, the study suggest that (1) high-rise development should directed toward sustainablity and future oriented high-technology. (2) it also consider efficiency of land use, and (3)it should be interrelated and coordinated through the mezzo-scale Master Plan procedure. (4) It need to follow carefully designed guideline. (5) it requires to promote livability by considering urban function, (6) it also need to secure safety and research of building materials.

The demand for qualified emergency and hazards management research and education has been on the rise in new industrialized society. Now more than ever, these disaster management field must request many skills and abilities to successfully execute the ever-broadening range of their field, implying that education programs must keep pace with this demand. This research will focus on the status of higher education disaster management programs and analysis of the programs which has been provided higher education institute. What types of skills should students gain during a higher education program? Higher education degree programs in emergency/hazards management should foster several skill sets throughout the degree program, whether at the undergraduate or graduate levels. This research could help the new emphasized plan for disaster management education program in Korea.

The Capital Region of Korea, which occupies 8% of natio3nal land and 46% of national population of Korea, has led the economic growth of Korea by concentrating most of national functions and industries. Housing need has increased gradually by the people from all over the country finding jobs and opportunities in the Capital Region. In order to relieve the housing problems, national government has provided huge amount of housing units by new town development for several decades in the Capital Region, This paper has analyzed four new towns for evaluating smart growth concepts such as the opportunities of residential choices, mixed land use, availability of open spaces, workable environment at neighborhood unit, availability of transportation choice, community attraction, and existing community preservation. It has found that most of new towns have considered very much smart growth concepts except the concept of mixed land use and existing community preservation. Because some of smart growth concepts are very different from the existing conditions of new towns development in Korea.
