Traditionally, structured fixed income securities have been priced by separating them into the bond and stock option embedded components, and pricing them, and summing them into one. These periodic payments received at certain future times are being discounted at different rates. The inconsistency is occurred due to the interest rates assuming to be stochastic, constant discount factor in option components.
Since complex structured notes got permission for being available in the market in 2002, the variety of investment vehicles has grown dramatically. One of the popular linked notes in the market is Equity Linked Securities. In the first stage, most of equity linked securities consist of principal guaranteed notes. But as interest rate remained historically low, the investment taste has changed such that they are interested in not-guaranteed principal notes in search of high returns. Early redemption ELS, Step-Down ELS, Cliquet Hi-Five ELS and Combination ELS of the existing ELS are sold like hot cakes in the over the counter market.
The purpose of this thesis is to recognize the necessity of new financial instrument such equity linked securities exposing investors to high risk, and to represent the proper method of pricing them. In this paper, Cox ingersoll Ross model is used in terms of applying interest rate models that is assumed to be stochastic over times. The GARCH model is included into this model, which may better explain the stock volatility under the assumption that volatility will fall to a certain point. This paper assumes that the underlying asset stock price follows the Geometric Brownian Motion. Monte Carlo Simulation is used for considering early redemptions.

This study analyzed the problem occurred on “Determination of urban management planning of a factory site of PaperCorea in Gunsan” which is a part of residents proposed method, and proposes improvement plan that aims for efficient maintenance. The conclusion drawn from this study is as follows.
As Gunsan government does not have an operation guideline for District Unit Planning, PaperCorea prepared objective indicator by reviewing factory relocation case, facility relocation/ development case, and other significant development in the jurisdiction of Gunsan based on such data as its population, scale of commercial area, and infrastructure. Therefore, Local government should prepare operation guideline of the residents' proposal for its vitalization. Information sharing procedure should be included in operation guideline to promote participation of the residents. Also, time limit of the residents' participation should be specified in order to proceed District Unit Planning regardless of civil complaints.
Though the newspaper notice and briefing session for hearing of resident comments are held while at a preparation of District Unit Planning stage, it cannot deliver enough information to the residents. In order to promote participation of the residents, information should be delivered through various types of media such as local government website, and detailed business plan should be fully explained by a local council.

This study intends to figure out how the management service quality of commercial buildings located in the city is related with customer satisfaction and analyze the effects of customer satisfaction on reliability and customer loyalty, and in this process, the paper aims to verify the regulating effects according to the types of business operated by the occupants of the commercial district in order to understand the determinants of property management service performances positively.
About the subjects of this study for the positive analysis, the occupants of commercial buildings located in downtown Jeonju were selected as its samples. The questionnaire sheets were distributed to 212 executive chiefs of businesses to collect the data. And regarding the study tools used for this paper, the research utilized some of the questionnaires previously studied or employed after modifying and complementing them appropriately for this study purpose, study model, and study subjects.
The data collected through the questionnaires went through analysis with SPSS 18.0.
The main results found through the verification of the study hypotheses can be summed up as below: first, according to the result of conducting multiple regression analysis on the effects of commercial buildings' management service quality factors on customer satisfaction, in .001 (F=37.429), the significant level of regression analysis, commercial buildings' management service quality factors exerted significant effects on customer satisfaction, and the model's explanatory power was measured to be 22%.Commercial buildings' management service quality factors showing effects on customer satisfaction included responsiveness (β=.218) and reliability (β=.203) in order.
Second, according to the result of conducting multiple regression analysis on the effects of customer satisfaction on reliability, in .001 (F=55.099), the significant level of regression analysis, customer satisfaction indicated significant effects on reliability, and the model's explanatory power was calculated to be 29.5%. The regression coefficient of customer satisfaction having effects on reliability was β=.157.Third, according to the result of conducting multiple regression analysis on the effects of customer satisfaction on customer loyalty, in .001 (F=56.904), the significant level of regression analysis, customer satisfaction showed significant effects on customer loyalty, and the model's explanatory power was found to be 30.2%.The regression coefficient of customer satisfaction having effects on customer loyalty was β =.450.Fourth, according to the result of conducting hierarchical regression analysis to verify the hypothesis that the types of business would have regulating effects in the correlation between commercial buildings' management service quality factors and customer satisfaction, among commercial buildings' management service quality factors, reliability showed significantly positive correlation with customer satisfaction through the interaction (β=1.499,p<.05) with service trade factors, and tangibility (β=1.241,p<.05)and responsiveness (β=1.175,p<.1)indicated significantly positive correlation with customer satisfaction through the interaction with salesbusinessfactors.Therefore, among the hypotheses about the regulating effects of types of business on the correlation between commercial buildings' management service quality and customer satisfaction, we can conclude that if in entertaining business, reliability is recognized, it will enhance satisfaction with management services, and in sales business, if tangibility and responsiveness are noticed, it will increase satisfaction with management services.

This study aims to develop an integrated policy model for regional balanced development in the era of decentralization and to suggest alternatives and implications on the related issues. In order to achieve this goal, this study approaches the literature study method focusing on several issues. First, in a situation where there are various opinions and issues about the two factors of decentralization and regional balanced development, we will examine the theory for linking and convergence of the two factors and build a policy model through them. The constructed research model will provide justification for the roles and functions of central and local governments for various regional balanced development. Second, it is a matter of how to realize decentralization and balanced regional development in any spatial unit (space scale). This has long been the subject of debate, but there is no such social consensus yet. Likewise, this paper is not able to come up with clear conclusions, but it want to provide the key factors and judgment criteria to be considered when discussing this issue. Third, the trend of increasing urbanization rate is a global phenomenon. In reality, however, this is causing the collapse of rural areas. I would like to find an alternative from the viewpoint of how to see this problem and how to find a way to win-win between urban and rural area. Fourth, due to the age of low-birthrate and aging society, the local economy is stagnating and the crisis of depopulation of the local area is being raised. Therefore, what is the way to find the vitality of the area at a time when it is difficult to imagine the reversal of the population increase in the local area is covered by the study.

Our cadastral system had been established by Japan in 1910s for land seizure and tax collection at first. The most of cadatral system had been maintained as it was since 1910s, Japanese colonial era, but it was partially revised to be realistic system in 1950s Although the current cadatral law has been revised to the law of GIS(Geographic Information System) after revision of land and waterway surveying and cadatral surveying, the most has been maintained as it is since the first. Surveying devices have been also changed so much from the past to now. For examples, in the past we used a tapeline for distance measurment and a alidade for angle measurment but we uses EDM(Electronic Distance Measurement Devices) and a theodolite for now. Especially drawings on the paper had been changed to electric plane survey method digitized by workstations. But comparing with significant development of measuring devices, it is reality that the law related to a cadastral survey has been running on the spot since the first establishment . Although measuring devices have been significantly developed, to apply the old law to many parts of a cadastral survey for now is the issue.
We'd like to review Plane point travel distance among many laws related to a cadastral survey. I hope to practically revise the related laws through this experiment research.
As the first step, we set the research object place and then did actual survey on the place.
We analyzed accuracy and precision through many people did actual survey three times for each comparing with two ways, one of them is to comply with current laws and the other is different from current laws.
According to current survey regulations established since we used old survey devices back then, Plane point travel distance should be set within 50m ~ 300m although it could be set max. 2,000m though developed accuracy and precision of advanced devices for now. It is the issue to apply the current laws to a cadastral survey using advanced devices. But it doesn't mean to change the distance to max. 2,000m. Just the object of the research is to practically revise and complement the related laws through the experiment research. Rather than revising and complementing the laws for Plane point travel distance, we hope that the various related laws would be practically changed through experiment and research like this.
