1소형 주거용 부동산 투자선택 요인에 관한 연구 - 광교·동탄·판교 지역을 중심으로 -

As interest rates continue to decline recently, the attractiveness of financial assets has declined. In addition, interest is increasing in profitable properties as a means to prepare for old age with stable rental income. In addition, investment patterns are increasingly interested in obtaining stable rental income as compared to capital gains through profit margins in the past. On the other hand, in the case of officetel that can replace apartment, it is expected that the similarity in functional aspect will form the influence in mutual market lease market. However, discussion of officetel as an investment asset was limited.
In this study, we try to analyze the factors affecting the investment of officetel in the mutual substitution relationship with the apartments centered on 2 new metropolitan cities such as Gwanggyo, Dongtan, Pangyo area.
The results of the analysis are summarized as follows. First, the housing characteristics such as the private rate and the number of parking lots per household have a significant influence on the selection of alternative investment alternatives. On the other hand, distance variables in the brand and park and commercial facilities did not show significant significance in choosing the alternative. Second, the changes in rents and prices of housing investment assets have a significant effect on the decision of housing investment targets. Especially, when investors seek capital gains, they prefer apartments, and when they seek operating income, they prefer office buildings.

This research classified the real estate market of the Jeju Special Self-governing Province into the land market, the housing market and empirically analyzed the influences and the decision variables by each market through the time series data. According to the analysis flow of the multivariate, time series data, the unit root tests, the Granger causal relationships, the cointegration tests, the shock reactions, and the forecast error decompositions were proceeded with. And, regarding the macroeconomic variables, by each market, it was intended to investigate the relationships between each price index, by market, according to the influences of the incomes and the prices of the goods, including the amount of the transaction, the interest rate, the number of the inflow of the population, the number of korean tourists, then number of foreign tourists, the monetary amount of the house-mortgaged loan, the consumer price index, and the industrial production index, which is a proxy variable of the income. Especially, in the case of the land market, by inserting the amounts of the investments and the transactions by the foreigners, the recent investment influences of the foreigners, including the Chinese and the others of the like, were evaluated. And an analysis was proceeded with through the VEC Model.
In the case of the Jeju Special Self-governing Province, the influence on the house price according to the land had been appearing higher than the apartments market. And it is judged that this is because the relative weight captured by the houses has still been high in the overall residential environment.

본 연구는 싱가포르의 물산업의 정책 변화를 탐구하고, 주요 요인을 평가하는 것을 목적으로 싱가폴 물산업을 성공으로 이끈 핵심 경쟁력과 전략을 연구하였다.
주요 정부 기관과 정책 프로그램에 초점을 맞추어 싱가포르의 물 정책의 효과를 검토하고 SWOT 방식을 통해 분석한다. 싱가포르 정부는 적극적으로 정책 수립과 제도 개발을 통해 물 부족 문제를 성공적으로 해결하였으며 비슷한 문제를 겪고 있는 다른 나라들에게 도움이 될 수 있다. 싱가포르의 물산업 발전은 위기를 기회로 만든 케이스로 아시아의 물산업의 허브로 부상하며 새로운 성장 원동력이 되었다.

Because of the development of the Chinese economy, the improvement of Chinese people's living standards, and their increasing purchasing power, many foreign firms have tried to enter the Chinese market. Recently, firms that produce and distribute products for babies have attempted to do business in China. Nonetheless, few studies have addressed issue of how these firms can succeed in China. Based on a review of relevant literature on consumer behavior, the current study showed useful strategies for the firms to succeed in China. This manuscript concluded a discussion of how firms that produce and distribute products for babies internationally can develop successful strategies for entering a new market and survive in that market

In This study we investigated what factors influenced the price of commercial reat estate in the Seoul National Industrial Complex, a digital IT related business facility with a new urban culture. The relationship between variables was predicted through correlation analysis between dependent variables and 11 independent variables. From the empirical analysis, it was found that the effect on the sale price was significant in the order of sales floor> Year> Total floor arear> Large shopping mall> Station area> construction company reputation> Bus station> Road condition. In this study, a commercial real estate pricing model was established from the viewpoint of investment property rather than an economic model of real estate consumption, and it was analyzed whether commercial real estate is linked or independent through association test with independent variables, and contribute to the operation and management of investment assets.

I studied on the preference of the housing environment of one person household in the quickly-increasing, housing options and the level of im-portance and provide the observation of property market and the basic data necessary in building a proper marketing strategy.
First, 88.8% of households live in family. As tenure type, 62.2% of households own their houses and 29.7% of them live in leased house. As dwelling type, 59.4% of households live in apartments, 64.3% of households live in 3 room housing.
Secondly, the result of analysis on the type of one person household housing and the level of preference by the form appeared as the following. In the survey of the intention about the independence in future, 37.4% replied in the cases of the intention of independence, currently independent living marking 29.4%, the case of the inttention of independence, marked 33.2% in the survey.
Thirdly, in the survey of the level of preference to one person household, the level of importance of natural environment marked 4.06 points, the highest points, and in the next order the condition of location marked 4.05 points, the highest. They evaluated the high level of importance in the economic condition (M=3.92), interior structure and facility (M=3.66), and evaluated the comparatively low level of importance in the social environment (M=3.50). In selecting a house hereby when pollution became serious and the desire for the quality of living got strong, it was shown that natural environment and the condition of location acted as the biggest factor.
